When you make the decision to sell your house, there will be no shortage of people and professionals willing to help you and give you advice. Take it. There are any number of ways you can bungle the sale of your home, but here are the top three for your review.

Limited online information
Any realtor you choose, and even if you decide to sell the house yourself, will offer you the option of putting the listing online. When you are in the process of listing your home for sale online, remember to include plenty of good, clear, complimentary photos of both the interior and exterior, and provide as much information as possible about not only the house itself, but the surrounding community as well.

Bad photos
There is no other single factor more important than the photos you choose to list your home for sale. These pictures will either catch the eye of potential buyers or turn them away without even considering your price tag. A super eye-catching picture of your home from every aspect, both interior and exterior are the surest ways to get people looking. In some instances, the photo can sell the house before its even seen in person. Remember the old saying, a picture is worth a thousand words. Well, it never applies more than when selling your house.

Lackluster description
If you aren’t excited about your house or happy to live in it, how can you expect anyone else to be? Choosing complimentary words to describe your home will convey that the house is a warm place to live and that you are happy living there. And be careful of catch-phrases designed to get buyers to look, or jump on your offer. If a house has been on the market for some time, a catch-phrase saying the house will sell fast just sounds silly. Every listing provides the number of beds and baths, instead choose to infuse the description of your house with personal touches and warm memories.

What is a “Short Sale”?

A short sale in real estate is used to either stall or avoid possible foreclosure on a home. Rather than purchasing the real estate from the seller you purchase it directly from the holder at a discount. The seller may owe $200,000 on the mortgage, but you offer $150,000 directly to the lender who accepts it as payment in full.

There are several reasons why holders of mortgages would be willing to accept these transactions. First, banks are not in the business of real estate, they are in the business of making money. Having excess properties on their books does not increase their income, it detracts from it. If the opportunity exists for them to mitigate these losses in the form of accepting less, rather than losing the entire amount, they will do it.

Second, note holders realize that they stand to lose a lot of money if the property is not sold, or goes to auction. Additionally, there are more fees involved in the auction process. It is definitely preferable for the mortgage company to take your offer and not have to deal with the property any longer.

Although foreclosures are prevalent, lenders are most willing to entertain a short sale when the property is in pre-foreclosure.
